Top Reasons Buyers Will Buy Your Home

You may think buyers will ultimately love your home here in Grenada because of your extraordinary taste in unique home furnishes or the incredible job you did with the additions, nope, it’s not the décor or the vast add-ons that get them to commit. There are three top reasons why a buyer will choose to buy Spice- Isle home — price, condition, and location.

PRICE

Let us start with the Price. To choose the right asking price for your home, you need to know if your neighborhood is in a buyer’s market or seller’s market.  A buyer’s market will occur when the supply (available properties in Grenada for sale) exceeds demand (the number of buyers seeking to purchase properties in Grenada). If you’re buying a new home, a buyer’s market is the ideal setting to make your move. You might be able to buy a great home in Grenada for a lower cost than you would in a seller’s market. A seller’s market occurs when demand exceeds supply, or there are more buyers seeking to purchase properties in Grenada than there are available homes on the market.

If your property is overpriced in a buyer’s market, potential buyers won’t get to see your home, due to the high supply around you and if they do, they most likely will negotiate, but if you decide not to alter your price to fit their budget, they probably will not buy.

CONDITION

LOCATION

In all true sense, you can’t do much about your home’s location. If it is located in one of Grenada’s prime locations such as; Grand Anse, True Blue, Lance Aux Epines, Fort Juedy, Egmont, or Westerhall Point then you are extremely lucky. If not, then you may have to do a bit of work to make it stand out. You can make your home more attractive by enhancing its surroundings; with lovely landscaping, the addition of fences (promotes the imagery of safety), and trimming high rises to release gorgeous hidden views, all these can quickly bring your Grenada property back up to immaculate condition.

If you do have a great location, don’t overprice. People expect to pay more for a great location for example with a beachfront (such as Grand Anse Beach or Morne Rouge Beach), close to the Maurice Bishop International Airport, towns (St. George’s especially), restaurants (such as True Blue Bay, Cayenne, Lavo Lanes, Aquarium, Victory bar & Umbrellas) and generally in the Southern part of the Island of Grenada, but if you overprice your home, they will scrutinize the price and the condition as a way of negotiating. At the end of it all, like you, buyers simply want to make a good deal on a home they love in the Spice Isle.

As an indicator, If after staging a showing you get a quick offer, you know you’ve priced it right for the location, condition, and the current market. If you don’t get an offer within a couple of days or weeks, know that there’s something wrong. Take a good look at your price, condition and surrounding to see if you can make your home a little more desirable.
